Rental Policies and General Terms
The Island Inn on Martha’s Vineyard
A. Minimum Age
Guests must be at least 21 years old to rent a unit unless otherwise specified for certain accommodations.
Any guest under the minimum age must be accompanied by a parent or legal guardian.
Valid government-issued identification may be requested at check-in to verify age.
B. Responsible Renter
The primary guest (the responsible renter) must occupy the unit for the entire duration of the stay.
This guest is responsible for ensuring all members of the party comply with Island Inn’s rental terms and policies.
C. Good Neighbor Policy
Quiet hours are observed from 10:00 PM to 8:00 AM.
Please be respectful of other guests and neighbors by minimizing noise and avoiding disruptive behavior.
D. Maximum Occupancy
Each unit has a designated maximum occupancy, which must not be exceeded unless prior written permission has been obtained.
Overcrowding or hosting unapproved events may result in the immediate termination of the reservation without refund.
E. No Smoking
Smoking is strictly prohibited anywhere on the property, including indoor areas, decks, porches, and outdoor common spaces.
A $500 fine will be charged for any violations.
F. Temporary Stay Requirement
Rentals at The Island Inn are intended for temporary or vacation stays only and may not be used as a permanent residence.
G. Pets and Animals
Only designated pet-friendly units may accommodate pets, subject to availability.
A $150 non-refundable pet cleaning fee applies per stay.
Emotional support animals are not permitted unless otherwise approved in writing.
Service animals as defined by the ADA are always welcome and do not require a pet fee. Please inform us in advance if you will be traveling with a service animal.
H. Events and Photography
Events, parties, commercial photography, or filming are not allowed without prior written approval.
The use of grills, tents, or other temporary structures is prohibited unless authorized.
I. Criminal Activity Prohibited
Engaging in illegal or criminal activity on the premises, including the misuse of internet services, will result in immediate removal and may be reported to law enforcement.
J. Payment Terms and Fraud Prevention
All payments must be made by the authorized cardholder associated with the booking.
Fraudulent bookings will be cancelled and may be reported to authorities.
K. Consequences of Breach
Violation of any of the above terms may result in termination of the rental, removal from the property, and additional charges, including:
Damage fees for lost or damaged items
Pet policy violations: Up to $1,000
Excessive cleaning: Up to $500 or the actual cost, if greater
Fines imposed by local authorities or homeowner associations
Additional Terms and Conditions
1. Cancellation Policy
Full Refund: Cancellations made within 24 hours of booking
24 hours after booking to 31 days prior to your stay full refund minus fees
50% Refund: Cancellations made 15–29 days before arrival
No Refund: Cancellations made within 14 days of arrival
2. Travel Insurance
We recommend purchasing travel insurance to protect your stay from unexpected changes or emergencies. Options may be available during the booking process.
3. Early Check-In / Late Check-Out
Available upon request for an additional fee, subject to availability.
Failure to vacate by check-out time may result in charges for an additional night.
4. Maintenance and Housekeeping
Units are provided as-is at check-in. Please report any issues upon arrival.
Guests are not permitted to make repairs or alterations to the unit.
5. Substitution of Property
In rare circumstances, we reserve the right to provide an alternate unit of comparable size and quality, or offer a full refund if accommodations become unavailable.
6. Governing Law and Dispute Resolution
This agreement is governed by the laws of the Commonwealth of Massachusetts. Any disputes will be resolved through mediation or arbitration in Dukes County, MA.
7. Damage Protection Fee
A $75 Damage Protection Fee is required with all reservations. It covers accidental damages up to $5,000, provided they are reported before check-out.
