What to Know Before You Stay

A quick overview of our check-in procedures, cancellation policy, pet rules, and guest expectations.

Check-In & Check-Out

Check-in begins at 3:00 PM. Check-out is 10:00 AM. Early arrivals are welcome to use the pool and grounds while your room is prepared. The front desk is open 8:00 AM – 9:00 PM daily.

Pet Policy

Dogs are allowed in select units with advance approval. $150 pet fee plus $20 per night per dog (maximum 2 dogs per unit). Cats are not permitted. Service animals are always welcome at no charge.

Cancellations

  • 24-hour within booking, free cancellation (only if reservation made 30 days or more before check-in)
  • 30 days prior (20% of total)
  • 14 days prior (50% of total)
  • No cancellation within 14 days
  • For reservation moves (only available for same year), $150 or 10% whichever is lower
  • The only exception to this policy is if there is no ferry service for that entire day
  • The above rules do not apply to non-refundable reservations

Stay Credit

Guests can apply whatever amount they will forfeit towards another booking but it must be within the same calendar year / season.

Modifications

Please note that a change in the length, dates or number of rooms in your reservation may result in a rate change or additional fees.

Quiet Hours & Age Requirement

Quiet hours are observed from 10:00 PM to 8:00 AM. The minimum age to check in is 21 years old. Guests are expected to be respectful of other visitors and the property.

Smoking

The Island Inn is a non-smoking property. Smoking is not permitted in any unit or enclosed area. Designated outdoor smoking areas are available.

Parking

Free on-site parking is included for all registered guests. One vehicle per unit is standard; additional vehicles may be accommodated based on availability.

Damages & Security

Guests are responsible for any damage to their unit during their stay. A damage fee may be assessed for excessive cleaning, missing items, or property damage.

Travel Insurance

Strongly recommended to protect your trip.

Check-In/Out Flexibility

Early check-in and late check-out may be available for a fee and are subject to availability. Late departures may incur a full-night charge.

Maintenance & Housekeeping

Please report any issues at check-in. Guests may not perform repairs.

Substitution Policy

In rare cases, if a unit becomes unavailable, a comparable unit may be offered or a refund issued.

Legal Terms

This agreement is governed by Massachusetts law. Any disputes are subject to mediation or arbitration in Dukes County, MA.

Damage Protection Coverage

The $75 Damage Protection Fee covers accidental damage up to $5,000, provided the damage is reported before check-out.
